The client wanted to upgrade, refurbish, or replace assets within an aging portfolio of retail stores in a cost-effective manner. 

Solutions

USM was contracted to visually inspect the grounds, roof, HVAC units, structural defects, flooring, restrooms, lighting, offices, walls, and other critical assets prior to the end of leases.

Following the inspections, we provided the information needed to request upgrades or replacement of existing assets. With this data, the retailer was able to negotiate a number of improvements as a part of their lease renewals. Their landlords often contributed substantial funds or rent deferrals in order to pay for the work.
